OUR EAST THE WATER DEVELOPMENT
Welcome to our community website where you can learn more about our new homes at Land East & West of Manteo Way, East The Water.
We purchased this site in 2020 and progressed plans for 26 bungalows, with access off Manteo Way. The site already benefited from outline planning permission (1/0111/2016/OUTM) for up to 61 homes, which was granted by Torridge District Council in February 2018 and supported at that time by Bideford Town Council. This meant that the principle of residential development on the land had been agreed.
In November 2020, we distributed a newsletter to 105 local households, setting out our proposals and encouraging people to visit this website for more information.
Following that, we submitted a ‘reserved matters’ planning application to Torridge District Council. This covers the detail of design, appearance, layout and landscaping of the 26 new homes. You can view all the documents on the Council’s website, using the reference 1/1078/2020/REMM.
Our application was approved by Torridge District Council in February 2021.
PROPOSALS
With the site measuring 1.6 hectares (4.1 acres), we are proposing a very low density development of approx. 15 dwellings per hectare. This reflects our commitment not to build in flood zones 2 or 3 as well as our desire to design a well-landscaped scheme around the protected trees on site, thereby delivering a characterful development.
All of the 26 new homes will be bungalows or chalet bungalows which means that no dwelling will be higher than 1.5 storeys. We are a leading provider of this house type which is much in demand across the county, particularly for those looking to downsize. This, in turn, frees up bigger properties for larger families.
Our proposed housing mix is:
2-bed bungalows - 1 storey - 9
3-bed bungalows - 1 storey - 7
3-bed bungalows - 1.5 storeys - 10
All of the homes will be for open market sale. We are not proposing to deliver any affordable housing on this site.
The majority of the homes (17) will be located on the western parcel of land with the remainder to the east. Access to both sections will be directly off Manteo Way, as agreed at the time of the outline consent.
Parking will be in accordance with Torridge District Council’s standards. Every property will have at least one garage which will be over-sized in order to encourage its purposeful use and also to accommodate today’s larger cars.
Part of the land on the western field is shown on the Environment Agency’s (EA) indicative flood plain map as falling within flood zone 2/3 (medium/high probability of flooding). However, it was subsequently agreed with the EA (as part of the outline permission) that the extent of the indicative flood plain shown on its plans does not reflect the actual flood plain, which is smaller.
We can confirm that we will not build within flood zone 2/3. In addition, we will re-direct the water course on site to ensure we mitigate against the potential for flooding. This is fully in accordance with all the flood prevention measures required by the EA and we will ensure that the necessary easements are in place so that the EA can maintain the water course subsequently.
